Yorkdale Phase 3 & 4

Vision

One of the largest redevelopments in Canada at the time, Phase 3 and 4 recreated the former Eatons site into an urban streetscape, covered by an impressive glass atrium flooding the space with natural light.

  • Expansion of Sears
  • New 180,000 sq ft urban streetscape mall
  • 60-foot high glass atrium covering the expansion

Innovation

Not long after taking over the former Eaton’s space, Sears made the decision to give this space back and focus on its own expansion and renovation. With this decision came the opportunity for one of the largest redevelopments of a Canadian shopping centre. The challenge was to make use of the old, 3-level Eatons department store. The solution was to create a streetscape with exterior building facades which would house multi-levelled stores. The art of the deal was to ensure that the exterior storefront details were executed using the best quality, which required the team work and resources of the 20 VIC team. This transformed a 240,000 sq ft department store into 180,000 sq ft of urban streetscape. The highlight of the expansion was the 60-foot high glass atrium being the first of its kind in North America.

The floors were covered in Jerusalem Limestone, providing a softer walking surface and an elegant look. The furniture was modeled after museum, gallery and urban park pieces. Nothing was to impede the sightlines of the spectacular storefronts so that in combination with the glass roof it would create the illusion that one was walking on a city street.
